Business Terms and Conditions

  1. Rentals commence at 3 pm on day of arrival and end at 10 am on day of departure unless otherwise agreed
  2. A deposit of 20% is requested to secure the booking with the balance to be paid 1 month before arrival. Non payment on the due date will result in cancellation of booking. Payment should be made by cheque or BACS – payable to Mrs L J Law Regretfully no card payments can be taken.
  3. In the event of cancellations the deposit is non refundable. The full amount is payable unless cancellation received 2 months before arrival. In the event of cancellation a percentage is charged dependant on number of days prior to holiday date as follows:- 0-7 days 100% 7-27 days 75% 28-55 days 60% Cancellation insurance is advised.
  4. Bookings will not be accepted by groups of single persons under 30 years of age.
  5. Should the Owner be dissatisfied with the condition of the property upon the Guests departure, they may refuse a booking from that Guest again.
  6. The Tenants agree not to sell or transfer their booking to another party without the Owner’s agreement.

Guests Obligation

To take good care and leave in a clean and tidy condition, returning all furniture to the place in which it was found on entry, and suitable for occupation for next tenant A cleaning service is not provided during the tenancy.

To pay for any damages caused to the property and contents

Not to exceed the total number of people it sleeps as detailed in the property description.

Not to do anything to make void or voidable any policy of insurance (ie leaving windows and doors open thus allowing break-ins) No activity to be undertaken which is illegal or may cause unreasonable damage, noise, behaviour or disturbance

Not to cause a nuisance to neighbours

To allow the owner to enter the property should the need arise – for repairs, to turn off alarms or check for potential problems

Not to part with possessions of the property, or share it, except with members of the party booked in

Not to exceed the total number of people it sleeps as detailed in the property description.

To pay for all electricity and fuel charges incurred considered to be result of excessive use.

Smoking is not allowed in the property

Candles are not permitted in the property

Pets are not permitted in the property

Charging of electric vehicles at the property is strictly prohibited – guests must make alternative arrangements for charging electric cars

Should there be a breach of these conditions by the guests or any of their party the owners reserve the right to re enter the property and terminate the tenancy.

Non-availability of Accommodation

If, due to any occurrence beyond the control of the owner the accommodation is not available as booked, eg fire, flood, all monies will be refunded in full but the owner will not be under any further liability towards the hirer.

The owner accepts no liability for loss or damage to the Tenants’ possessions on the Owners’ property or land.


The tenant agrees to comply with all current legislation regarding the use of Wifi and the internet. The Owners accept no liability for the loss or damage to the Tenant’s possessions or data nor for the unavailability of the wifi or internet connection.

KEYS are usually collected from the Owner at the House, but sometimes are left for collection at a place advised to Tenant before arrival

Electricity and fuel are all included in price (unless use excessive) other than logs for the log-burning stove at £3 per basket.

Bedlinen and towels are provided and in the event of stays of more than 1 week are changed weekly.
